The lifetime cost of a mortgage
On a 30-year loan, the interest alone can be as large as the amount borrowed. Add 30 years of property tax and insurance and the total cost of the home is far above the purchase price. That does not mean buying is a bad deal, since the home also provides shelter and potential appreciation, but it shows why rate and term matter.
Where to cut the lifetime cost
The biggest levers are the rate, the term and extra principal payments. A shorter term or a lower rate each cut interest dramatically, and even a modest extra payment each month removes years from the loan.
$304,000 loan: 15-year vs 30-year
On a $304,000 mortgage, a 30-year loan at 6.5% costs $1,921.49 a month in principal and interest and $387,733 in total interest. A 15-year loan at a rate about 0.6 points lower costs $2,548.93 a month, $627.44 more, but cuts the interest to $154,807, saving $232,925. The right choice depends on whether the higher payment fits your budget with room to spare.
| Loan | Principal & interest | Total interest | Total paid |
|---|---|---|---|
| 10-year at 5.9% | $3,359.78 | $99,173 | $403,173 |
| 15-year at 5.9% | $2,548.93 | $154,807 | $458,807 |
| 20-year at 5.9% | $2,160.45 | $214,508 | $518,508 |
| 30-year at 6.5% | $1,921.49 | $387,733 | $691,733 |
What each 6.5% ± 1 point does to the payment
A one-point change in your mortgage rate moves the payment on $304,000 by roughly $204.12 a month and the lifetime interest by about $73,490 over 30 years. That is why it pays to compare several lenders on the same day.
| Rate | Principal & interest | Total interest | Difference vs 6.5% |
|---|---|---|---|
| 5.5% | $1,726.08 | $317,388 | −$70,345 |
| 6% | $1,822.63 | $352,151 | −$35,582 |
| 6.5% | $1,921.49 | $387,733 | +$0 |
| 7% | $2,022.52 | $424,107 | +$36,374 |
| 7.5% | $2,125.61 | $461,223 | +$73,490 |
Down payment and PMI on a $380,000 home
With less than 20% down, lenders charge private mortgage insurance (PMI), commonly 0.3% to 1.5% of the loan per year. This page assumes 0.6%. PMI usually ends when you reach 80% of the home's original value, which you can reach sooner with extra payments.
| Down payment | Loan amount | PMI / month | Total monthly payment |
|---|---|---|---|
| 5% ($19,000) | $361,000 | $180.50 | $2,935.60 |
| 10% ($38,000) | $342,000 | $171.00 | $2,806.00 |
| 20% ($76,000) | $304,000 | $0.00 | $2,394.82 |
What you will have paid by each year
Over 30 years the $304,000 loan costs $691,733 in principal and interest, of which $387,733 is interest, and about $862,132 including taxes, insurance and PMI.
| After | Principal & interest paid | Of which interest | Taxes, insurance, HOA | Total paid |
|---|---|---|---|---|
| 5 years | $115,289 | $95,867 | $28,400 | $143,689 |
| 10 years | $230,579 | $184,298 | $56,800 | $287,378 |
| 15 years | $345,868 | $262,447 | $85,199 | $431,068 |
| 20 years | $461,158 | $326,379 | $113,599 | $574,757 |
| 30 years | $691,733 | $387,733 | $170,399 | $862,132 |
What income does a $380,000 home need?
Lenders often look at a front-end ratio of about 28% of gross income for housing costs. A total payment of $2,394.82 implies a gross income near $103,000 a year, and lenders also weigh your other debts, which usually must keep total payments under about 36% to 43% of income.
Year one is interest-heavy: $19,660 of interest against $3,398 of principal repaid, which is why extra payments early on have the most effect.
How fast you build equity
Equity here is the home price minus the loan balance, assuming the price stays flat. Appreciation, if any, would add to it.
| After | Loan balance | Principal repaid | Equity (flat value) |
|---|---|---|---|
| 5 years | $284,577 | $19,423 | $95,423 |
| 10 years | $257,719 | $46,281 | $122,281 |
| 15 years | $220,579 | $83,421 | $159,421 |
| 20 years | $169,221 | $134,779 | $210,779 |
Frequently asked questions
How much does a mortgage really cost?
Add up the payment for every month of the term, plus taxes and insurance, and subtract nothing: the table below shows that total by year.
Is the total cost the same as the price I pay?
No. The total cost includes interest, taxes and insurance, which can add to more than the price itself on a 30-year loan.
What is the monthly payment on a $304,000 mortgage?
At 6.5% over 30 years, principal and interest on $304,000 is $1,921.49. With the estimated tax, insurance, HOA and PMI above, the total comes to about $2,394.82 a month.
What is included in a monthly mortgage payment?
Principal and interest are the loan itself. Many lenders also collect property tax and homeowners insurance in escrow, and charge PMI if your down payment is under 20%. HOA dues are paid separately.
